A new riverside neighbourhood with 71 affordable graduate homes, alongside the sensitive restoration of a Grade II listed mansion house and gate lodge. Set within ten acres of mature landscape in the Iffley Conservation Area


Set within ten acres of mature landscape in the Iffley Conservation Area, Court Place Gardens creates a welcoming community for graduate students and their families.
The development replaces outdated 1970s housing with modern, sustainable homes designed to support Oxford’s academic life and attract future talent.
It shows how new housing can sit comfortably within a historic, nature-rich setting. Close collaboration with local stakeholders shaped a design that strengthens community connections and respects the site’s heritage.

Greener living
Court Place Gardens is designed to support low-carbon, comfortable living.
The homes are highly energy-efficient, with fully electric systems powered by air-source heat pumps and photovoltaic panels. Air-source heat pumps were also carefully installed in the renovated Grade II listed Mansion House. A Sero monitoring system helps residents understand their energy use and indoor environmental quality.
We've strengthened the landscape with wildlife-friendly planting and sustainable drainage features and are on track to achieve more than 20% biodiversity net gain.
The neighbourhood also encourages greener travel, with 148 covered cycle spaces and nine electric vehicle charging points.
