A new model for an innovation community where life, science and nature come together.

Begbroke is a once-in-a-generation opportunity to create a new community just north of Oxford.

The plan brings together research, education, enterprise and community life in a place that feels welcoming, connected and rooted in Oxfordshire. The setting is rich in nature, creating a relaxed and inspiring environment where people can collaborate, learn, discover and grow new ventures as part of everyday village life.

Working closely with the university, councils and neighbouring communities, we're developing a place that supports the university’s world-class research work and helps meet the region’s critical housing needs.

Science is at the heart of Begbroke, building on Oxford’s global reputation for turning research into real‑world impact. The district expands space for research and development, giving academics, entrepreneurs and growing companies the environment they need to collaborate, test ideas, develop new technologies and bring discoveries to market.

Just as important is the natural environment. New parks, a community farm, play areas and ecological corridors create places where people and nature can thrive together. Living streets put people first while still accommodating cars, and the neighbourhoods, workplaces and community facilities sit within a restorative landscape that supports wellbeing, biodiversity and climate resilience.

With outline planning permission now in place, we're starting the detailed design work.

Begbroke will bring forward around 1,800 new homes, half of which will be affordable, along with schools, community facilities, local services and new space for research and development. Three distinct neighbourhoods will offer a range of housing types and lifestyles, while the streets, squares and parks will make it easy and natural for people to meet, connect and collaborate.

Oxford University and L&G will look after the long‑term stewardship of the district, helping Begbroke grow into a welcoming, vibrant place where science, enterprise and community life come together.

There's a real synergy between life-changing research and vibrant communities, coming together in ways that aren’t being addressed in the traditional model of development.
